Our last kitchen was dark blue, so I’m going for a very different vibe this time 🌿 I love the idea of a mix of painted and oak cabinets, stone splash back with floating shelves and a dark painted dining room with mid century furniture! RENOVATION REGRETS + LESSONS 🔨🏡 This is what RENOVATION REGRETS + LESSONS 🔨🏡 This is what we will be doing differently the 2nd time around! 

1. Choosing a builder. Last time, we chose someone based on them being available immediately and having the best price. They abandoned the project and took our money with them, leaving us with a house exposed to the elements in the middle of winter! This time we are going to do a proper tender process, evaluate based on more than just price and ask to speak to more than one previous customer
2. Choose and pay for things separately. Last time, our builders quote was based on them supplying things like the paint, kitchen, bathrooms, wooden floors etc.. this was a nightmare! I think this is what led to them misquoting and mismanaging funds on the project. This time we’ll get a quote based on only building materials and labour. 
3. Not rush things. We were under pressure in our last reno as we were living in it and the conditions were pretty terrible. It meant we rushed decisions and regretted a few design choices. This time we have to wait almost a year to get planning permission and building warrant, so it’s an enforced wait, but is allowing us to take our time over the design and decisions.
4. Have a payment plan based on milestones. This seems so obvious to us now, but we were so young and naive when we did our last reno! Timelines are always delayed so paying based on milestones in the project is the best way and means you won’t be out of pocket for any work that isn’t done.
5. Avoid big brands and use mostly local craftsmen. Last time we used big brands for our wardrobes, front door, curtains and shutters and they were really expensive, didn’t have good customer service and just weren’t worth it!
